Giving Capacity Estimates

We use WealthPoint for wealth screenings but due to the nature of our alums (we're a medical school), many times all we get is real estate information. Researcher's Edge has a default formula for major and annual giving capacity which is defaulted to .05 of total assets for major giving and .01 of total assets for annual giving. But I don't believe this formula is accurate since in our case total assets only equate to real estate assets. Do any of you have more accurate method for determining major/annual giving capacity based on real estate holdings?
